Who Can Buy a Home at Lentor Signature?

The Short Answer on Buying at Lentor Signature

Anyone may buy. Lentor Signature is a private condominium on a Government Land Sales site, not an executive condominium, so there is no income ceiling, no citizenship test and no minimum occupation period. Singapore Citizens, Permanent Residents, foreigners and companies can all purchase a unit.

What differs from one buyer to the next is the cost. Additional Buyer’s Stamp Duty depends on residency and on how many homes the buyer already owns, and the loan limits depend on the loans already outstanding. This article sets out the position as at October 2026.

Why Lentor Signature Is Open to Every Buyer

The Lentor Central site was sold by URA for private residential development on a 99-year lease. Homes on it are strata condominium units, which the Residential Property Act allows foreigners to buy without the approval needed for most landed houses.

Because it is not public housing or an executive condominium, none of the HDB conditions apply. A buyer does not need to form a family nucleus, can own other property, and can rent the home out from the day it is completed, subject only to the stamp duty and loan rules that cover every private residential purchase.

ABSD for Each Lentor Signature Buyer

Additional Buyer’s Stamp Duty is added on top of Buyer’s Stamp Duty. As at October 2026, IRAS charges Singapore Citizens 0% on a first residential property, 20% on a second and 30% on a third or more; Permanent Residents 5%, 30% and 35%; foreigners 60% on any purchase; and entities such as companies 65%.

On an illustrative $1,500,000, which is not the price of any unit at Lentor Signature, Buyer’s Stamp Duty would be $44,600 for everyone. A Citizen buying a first home would add nothing, a Permanent Resident buying a first home would add $75,000 and a foreigner $900,000. The stamp duty calculator repeats the sum for any figure.

Treaty Nationals and Couples at Lentor Signature

Singapore’s free trade agreements give nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, the same ABSD treatment as Singapore Citizens. A buyer from one of those countries purchasing a first home at Lentor Signature would pay no ABSD.

Where several people buy together, the highest rate that applies to any of them generally applies to the whole price. Married couples with at least one Citizen spouse, buying their first home together, may apply for remission. IRAS decides each case on the facts at the date of purchase, so a conveyancing lawyer should confirm the position before the option is exercised.

Upgraders Looking at Lentor Signature

Many buyers in Lentor already own a home nearby, in Thomson, Ang Mo Kio or Yio Chu Kang. If they still own it when they sign for a unit at Lentor Signature, a Citizen pays 20% ABSD on the second property, and a Permanent Resident 30%.

A married couple who sell their first home within the period IRAS allows can apply for a refund of that ABSD, but the duty is still paid upfront, within 14 days of signing. Upgraders therefore need the cash for it at the start. The stamp duty page sets out the rates in full.

Companies and Trusts at Lentor Signature

Buying through a company or a trust is possible, but it is seldom the cheaper route for a home. Entities pay 65% ABSD, and a company borrowing to buy residential property is assessed on its own finances. Most households therefore buy in their own names.

Families planning for succession sometimes ask about holding a home in trust. Trustees generally pay ABSD at the entity rate, with limited exceptions published by IRAS, so the structure should be settled with a lawyer before any commitment.

Financing for Each Lentor Signature Buyer

The MAS loan rules apply to everyone. A borrower with no outstanding housing loan may borrow up to 75% of the price, with one outstanding loan 45% and with two or more 35%, and lower limits apply where the tenure passes 30 years or the loan runs beyond age 65. Total debt repayments must stay within 55% of gross monthly income, tested at an interest rate of at least 4%.

Citizens and Permanent Residents may use CPF Ordinary Account savings within CPF rules; foreigners pay their share in cash. The housing loan page explains the limits, and the TDSR calculator estimates the loan an income supports.
