BSD and ABSD at Lentor Signature: A Worked Example

Stamp Duty at Lentor Signature in Brief

Every buyer at Lentor Signature pays Buyer’s Stamp Duty, worked out in bands on the purchase price. Many also pay Additional Buyer’s Stamp Duty, set by residency and by the homes they already own. Both are due within 14 days of signing the sale and purchase agreement.

The example below uses an illustrative figure of $1,500,000. It is chosen only because it falls across several bands; it bears no relation to the price of any unit at Lentor Signature, which the developer releases in due course.

The Buyer’s Stamp Duty Bands Behind Lentor Signature Purchases

Since 15 February 2023 the residential bands have been: 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000 and 6% on any amount above $3,000,000. Each slice carries its own rate and the results are added together.

That banding means the effective rate rises gently with the price. On a small apartment most of the price sits in the 3% band; on a large family unit more of it reaches the 4% and 5% bands.

Working Through $1,500,000 at Lentor Signature

Take the illustrative $1,500,000. The first $180,000 at 1% gives $1,800; the next $180,000 at 2% gives $3,600; the next $640,000 at 3% gives $19,200; and the remaining $500,000 at 4% gives $20,000. That accounts for the whole $1,500,000, and the four slices add up to $44,600 in Buyer’s Stamp Duty.

As a share of the price that is a little under 3%. A buyer can test any other figure in the stamp duty calculator, which applies the same bands and rounds down as IRAS does.

Adding ABSD for Lentor Signature Buyers

ABSD is charged on the whole price at one rate for the buyer’s profile. As at October 2026: Singapore Citizens 0%, 20% and 30% for a first, second and third property; Permanent Residents 5%, 30% and 35%; foreigners 60%; entities 65%.

On the same $1,500,000, a Citizen buying a first home adds nothing and pays $44,600 in total. A Permanent Resident buying a first home adds $75,000, for $119,600 in all. A Citizen buying a second home adds $300,000, for $344,600, which is why the sequence of buying and selling matters so much.

Remission and Refunds at Lentor Signature

Married couples with at least one Singapore Citizen spouse, buying together with no other residential property, may apply for ABSD remission on their purchase. A couple buying a second home may apply for a refund of ABSD if they sell their first home within the period IRAS allows.

In both cases the conditions are strict, and in the refund case the duty is paid first and returned later. Couples planning to move from an existing home should agree the timeline with their lawyer before booking a unit.

Seller’s Stamp Duty and Lentor Signature

Seller’s Stamp Duty applies only if a residential property is sold within four years of purchase. For homes acquired on or after 4 July 2025, the rates are 16% in the first year, 12% in the second, 8% in the third and 4% in the fourth, with nothing payable after four years.

For most owner-occupiers at Lentor Signature, the holding period passes long before any sale is considered, because construction alone takes a number of years. The holding period runs from the date of purchase, so it is counted from the option, not from completion.

Joint Purchases and the Lentor Signature Duty

Where two or more people buy together, BSD is calculated once on the whole price, but ABSD follows the buyers. If one buyer already owns a home, the purchase is generally treated as a second property for the whole price, unless the couple qualifies for remission.

Parents buying with an adult child, or siblings buying together, should check how each person’s existing property affects the rate. IRAS publishes examples of joint purchases, and a conveyancing lawyer can confirm a particular case.

A Larger Lentor Signature Unit, Worked Through

A second illustration shows how the bands behave higher up. On an illustrative $2,000,000, again unrelated to any actual price at Lentor Signature, the first four bands give $44,600 as before, and the next $500,000 falls in the 5% band, adding $25,000, for Buyer’s Stamp Duty of $69,600.

The step up to $2 million therefore adds $25,000 in BSD, or 5% of the extra $500,000. For a Citizen buying a second home, ABSD at 20% would add $400,000 on the same $2,000,000, so the profile of the buyer quickly outweighs the size of the unit.

Fitting Stamp Duty Into a Lentor Signature Budget

In the first weeks after the option is granted, a buyer pays the 5% booking fee, then stamp duty within 14 days of the sale and purchase agreement, together with the balance of the first 20% of the price. Legal fees and the bank’s valuation fall in the same period.

The progressive payment calculator puts stamp duty alongside the instalments, and the stamp duty page carries the full tables. Preview registrants for Lentor Signature receive the price list on release, so the duty on a chosen unit can be worked out in advance.
