How Are Progressive Payments Made at Lentor Signature?

The Short Answer on Lentor Signature Payments

Homes at Lentor Signature will be sold before completion under the normal progressive payment scheme. The buyer pays 20% early, from cash and CPF, and the bank then pays the rest in stages as the developer completes each part of the building.

That structure spreads the cost over the construction period. Interest is charged only on what has been drawn, so loan repayments start small and grow as the three towers rise.

The Lentor Signature Stages One by One

The Housing Developers Rules set ten stages: a 5% booking fee when the option is granted; 15% when the sale and purchase agreement is signed, within eight weeks; 10% on completion of the foundation; 10% on the reinforced concrete framework; 5% each on the partition walls, the roofing and ceiling, the doors, windows, wiring and plumbing, and the car park, roads and drains; 25% at the Temporary Occupation Permit; and the final 15% at the Certificate of Statutory Completion.

Each construction stage is certified by the project architect before the developer issues a notice, and payment falls due within the period set by the agreement. The payment scheme page lays the stages out as a table.

How the Buyer’s Share Is Paid at Lentor Signature

The 5% booking fee is paid in cash. The next 15% comes from cash or CPF Ordinary Account savings within CPF rules. On a 75% loan the buyer must fund 25% in all, so the first half of the foundation instalment is also the buyer’s, after which the bank takes over.

Where the loan limit is lower, for example 55% because the tenure passes 30 years, the buyer’s share rises to 45% and runs further into the schedule before the bank begins paying.

How Repayments Grow at Lentor Signature

During construction the bank charges interest only on the amount it has paid out. At the foundation stage that may be a small slice of the loan; by the Temporary Occupation Permit, 85% of the price has been paid and most of the loan is drawn.

The practical effect is a gradual climb in monthly repayments over the build. The progressive payment calculator estimates the monthly instalment at each stage for a chosen price, loan and interest rate.

Where Stamp Duty Fits in the Lentor Signature Schedule

Stamp duty is not part of the progressive stages. Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty are due within 14 days of signing the sale and purchase agreement, so they arrive at the same time as the 15% instalment.

For a buyer paying ABSD, that is often the largest single sum of the whole purchase, and it should be planned for from the start. The stamp duty page sets out the rates.

Booking After Some Stages at Lentor Signature

A buyer who books a unit after some construction stages have been certified pays those instalments on the timetable in the sale and purchase agreement, alongside the 15%. The total is the same; it simply arrives earlier.

For that reason the earliest buyers have the longest runway between instalments. The Sales Concierge confirms which stages have been certified at the time of booking.

Interest Rates and the Lentor Signature Instalments

Because the loan is drawn in stages, the interest rate that matters most is the one in force during the later stages and after completion, when most of the loan is outstanding. Many buyers choose a package with a fixed or a floating rate at the time of booking and review it before the Temporary Occupation Permit.

The progressive payment calculator opens at an interest rate of 1.50% for the construction period as an illustration. Buyers can change the rate to match the package offered by their bank.

An Illustration of the Lentor Signature Schedule

On an illustrative $1,500,000, which is not the price of any unit at Lentor Signature, the booking fee would be $75,000 and the instalment at the sale and purchase agreement $225,000, bringing the buyer to $300,000. With a 75% loan, the buyer’s own share is $375,000, so the first $75,000 of the $150,000 foundation instalment also comes from the buyer, and the bank pays everything after that.

By the Temporary Occupation Permit, $1,275,000 of the price has been paid, and the final $225,000 follows at the Certificate of Statutory Completion. Stamp duty of $44,600 for a Citizen buying a first home is paid separately, within 14 days of the agreement.

Planning the Lentor Signature Payments

A simple plan covers three things: the cash and CPF for the first 20% or more, the stamp duty, and the growing monthly repayment during construction. Bank in-principle approval and the price of a particular unit turn the plan into firm numbers.
