Lentor Signature Stamp Duty

Buying a home at Lentor Signature brings Buyer’s Stamp Duty on the purchase price and, depending on the buyer’s profile, Additional Buyer’s Stamp Duty. Seller’s Stamp Duty applies only on a resale within four years. The rates below are those IRAS applied on 14 October 2026.

Buyer’s Stamp Duty on a Lentor Signature Home

Buyer’s Stamp Duty is charged in bands: each slice of the price carries its own rate, from 1% on the first $180,000 to 6% on anything above $3,000,000, and the slices are added up. These residential bands have been in force since 15 February 2023.

The worked figure of $1,500,000 is an illustration of the bands only. It bears no relation to the price of any home at Lentor Signature, which the developer releases in due course. Four bands apply, and they add up to $44,600.

The stamp duty calculator runs the same bands on any figure and adds the ABSD for a chosen profile. When the price list is released, the Sales Concierge sends it to registrants so the duty on a particular unit can be worked out exactly.

Additional Buyer’s Stamp Duty, where it applies, is charged on the whole price at a single rate. On the same illustrative $1,500,000, a Singapore Citizen buying a second home would pay $300,000 in ABSD, and a Permanent Resident buying a first home $75,000.

Due early

Within 14 days of signing.

Buyer’s Stamp Duty and any ABSD are payable soon after the sale and purchase agreement is signed.

Additional Buyer’s Stamp Duty for Lentor Signature Buyers

ABSD sits on top of BSD. For individuals it turns on residency status and on how many residential properties are already owned on the date of purchase; foreigners and entities pay one rate whatever they own. These rates took effect on 27 April 2023.

Married couples buying together, with at least one Singapore Citizen spouse and no other residential property between them, may apply to IRAS for remission of ABSD; a couple buying a second home may claim a refund if the first is sold within the period IRAS allows. Under free trade agreements, nationals and permanent residents of the United States and nationals of Iceland, Liechtenstein, Norway and Switzerland are treated as Singapore Citizens for ABSD. Lentor Signature is a private condominium, so foreigners may buy without the approval that landed homes require.

Seller’s Stamp Duty and Lentor Signature
