Lentor Signature Payment Scheme

Homes at Lentor Signature will be sold off plan on the normal progressive payment scheme: the price is paid in stages that follow the construction of the towers, from the booking fee to the final payment on statutory completion.

Lentor Signature Progressive Payment Stages

The Housing Developers Rules set the stages and their percentages. The right-hand column shows the share of the price paid in total once each stage is reached.

Cash, CPF and the Loan at Lentor Signature

The 5% booking fee is paid in cash. The rest of the buyer’s own share follows before the bank lends, and MAS sets how much of it must be cash. With no outstanding housing loan, a buyer may borrow up to 75% of the price: of the 25% paid first, at least 5% is cash, which the booking fee covers, and the other 20% may come from cash or CPF Ordinary Account savings within CPF rules.

On a 75% loan, the booking fee and the 15% at the sale and purchase agreement take the buyer to 20% of the price; the first half of the foundation instalment completes the 25%, and the bank pays each certified stage after that. The housing loan page explains when the lower limits apply.

How a Lentor Signature Loan Is Drawn

As each stage is certified, the developer sends a notice and the bank releases that instalment. During construction, interest is charged only on the amount drawn, so the monthly repayment starts small and grows as the three towers rise.

If some stages are already certified when a unit is booked, those instalments fall due on the timetable in the sale and purchase agreement. The Sales Concierge confirms the position at the time.

Interest only on what is drawn.

Repayments begin small and rise as construction is certified.

Lentor Signature TOP and the Final Instalments

The 25% instalment falls due at the Temporary Occupation Permit and the last 15% at the Certificate of Statutory Completion. The developer sets out the expected dates in the sale documents when the project is released.

Stamp duty is paid separately and early, as the stamp duty page explains. The progressive payment calculator gives the amount and the estimated monthly instalment at each stage for a chosen price and loan.
